The property is settled on the escarpment of the Perth Hills. Facing west, you could get to capture some amazing Sunsets that turn the sky an amazing Vermillion Red. Relax and take in the expansive views of Perth City Skyline and the Swan Coastal Plain. Located next door to John Forrest National Park, and great many hiking and heritage trails. Just a 12 minute drive to the Swan Valley Restaurants and Wineries, and Caversham Wildlife Park.

The guest house is on the Ground floor exclusive to guests, with its own private entry and garden access. Hosts occupy the first floor of the building. The accommodation is self- contained and very private comprising one large bedroom (1 King bed) with luxury Certified Organic Cotton sheets, are Hypoallergenic and free from chemical additives.

Lounge - has two sofa beds (doubles), could easily sleep a further 2 people. Smart TV in each room. WIFI included. Reverse Cycle Aircon in each room. Washing machine and ironing facilities in laundry area. Shower with plenty of towels, 100% cotton Luxury bath robes, makeup area with Hairdryer.
Fully equipped kitchen with fridge, cooking utensils, crockery & glassware including, electric oven, microwave, kettle, toaster, De'Longhi Nespresso machine.
Formal 6 seater dining table.
Several casual outdoor settings with Webber for your use.

Vermillion Skies is a 15 minute drive from the Restaurants and Wineries in Swan Valley and the historic town of Guildford.

Cancellation Policy

Check-in is from 2:00pm; checkout is at 10:00am. If you cancel your booking prior to arrival you will only receive a refund if we are able to relet the house for the entire length of stay at the same price. Should the guest check out prior to their booked departure date any tariffs paid for the remainder of the booked period shall be deemed as non-refundable. No refunds are provided in the case of a no show. Travel insurance is highly recommended.
Guests will be liable for all repairs or replacements in the event of damage to or loss of the accommodation property caused by the guest and/or companions during their stay. All cost of repair(s) or replacement(s) is deductible from the credit/debit card nominated at the time of booking and/or the credit/debit card presented for security upon arrival. Vermillion Skies Holiday Accommodation reserves the right to charge a cleaning fee of $100.00 upon check-out for extreme cleaning requirements.
For safety reasons as we have several levels of garden and retaining walls due to the property being on the escarpment we can accommodate only infants who will be under supervision at all times up to the age of five years only.
SMOKING AND FIRE RESTRICTIONS:
NO SMOKING is allowed at any time in the accommodation. Due to fire restrictions NO SMOKING will be allowed at any area on this property at all between October 1st and May 31st. No campfires candles lanterns or any other form of naked flames are permitted by law during the fire restriction. Breach of this condition may result in immediate termination and eviction. If there is evidence of smoking inside the room an additional $450 fee will be charged.
PARTIES:
We request there be no disturbance of neighbours no undue noise no behaviour likely to cause damage to property or offence or embarrassment to others all noise to cease by 9 pm. Breach of this condition may result in immediate termination and eviction.
